This is my listing, and I filmed it the way I walk every buyer through a home. Outside first, then the main level, then upstairs, then the garage, and last a walk through the community to the amenities.
If you have been searching Palos Verdes for three bedrooms under a million dollars, you already know how short that list is. Add a flexible bonus room and a gated entry, and it gets shorter. That is why I wanted to put this one on video.

The main level: living room, kitchen, and the bonus room
You walk up to the front door past well kept landscaping and greenery. Inside, luxury vinyl plank flooring runs through the main level.
The living room is big, and it opens into the kitchen with a breakfast bar. This unit also has a built in section with glass front cabinetry, extra counter space, and more cabinet storage. Not every unit in the community has that built in. Some owners put a small table in that spot instead.
The kitchen has shaker cabinets, quartz counters, and stainless appliances: oven, microwave, dishwasher, and refrigerator. The pantry has pull out shelves, which is a small detail you appreciate every day.
Air conditioning is a real selling point here. We had a major heat wave recently, and the house stayed cool while we filmed. The AC unit out back is only about a year old.
The bonus room is the big conversation
The bonus room sits on the main level next to the half bath. We staged it as a formal dining space to show one way to use it. You do not have to use it that way.
Buyers have floated a few ideas:
- Open the wall between the bonus room and the kitchen side for a bigger bar area
- Add a shower to the half bath, possibly by taking some space from the bonus room, for a first floor bedroom and bath setup
To be clear: none of these ideas have been verified. We have not confirmed whether that wall can be opened or whether a shower can be added. If either matters to your purchase, check with the HOA, the city, and a licensed contractor before you count on it. If you open the room up, you also give up the first floor bedroom option, so it is one direction or the other.
Upstairs: three bedrooms and two updated baths
All three bedrooms are upstairs, and the flooring carries through.
The second bedroom is painted blue and has a closet. The hall bath is one of the updated spaces in the house: tile surrounding the shower, tile work on the floor and partway up the walls, a quartz counter, shaker cabinets that match the kitchen, and recessed lights.
The primary bedroom has room for a bed with side tables on both sides. The closet has sliding doors, but you can walk into it, so I think you can call it a walk in closet. There is space for a dresser or added built ins if you want to make it more efficient.
The primary bath is a three quarter bath with a shower, tile around the room and on the floor, and a pedestal sink. It sits behind barn doors, which are always a nice touch.
Out back: patio and a detached two car garage
A sliding door leads out to the patio. There is room for a barbecue, a table and chairs, and there is some outdoor lighting.
The garage is detached and it is yours. That matters. You are not dealing with shared community parking the way you would in some condo complexes. If you are working on a project in the garage, you are not disturbing anyone inside the house.
Inside the garage you get built in shelving, storage underneath, more cabinets, room for two cars, and washer and dryer hookups.
The community: gated, with tennis courts and a pool
This is a gated community. There is a guard shack, and the guard is usually there, but not always. The community is always gated. Residents use a code, and when the guard is not there, guests buzz you from the call box so you can let them in. I have sold other homes in this community before.
The amenities are a short walk. You head down the street, past a cul de sac, and you are there. There are multiple tennis courts. I did not get close on camera because people were playing.
The pool is the same story. People were swimming, so I did not show it up close in the video. The pool photo on the thumbnail gives you a look, and I am happy to send you the listing photos. Just message me.
Where it sits in Rancho Palos Verdes
The home is in Rancho Palos Verdes, near the top of the hill. Nearby:
- Ridgecrest Intermediate, a few blocks away
- Vista Grande Elementary, close by
- Palos Verdes High, down the hill to the west
- Palos Verdes Peninsula High, a short drive east
- The Peninsula Center, a popular spot for shops, restaurants, and stores

- Walk it in person. Feel the room sizes and the walk to the amenities yourself.
- Read the HOA documents. Know the rules, the gate access, and what the community covers.
- Verify any bonus room plans. Wall changes or a new shower need confirmation from the HOA, the city, and a licensed contractor.
- Get a full inspection. Updated finishes still need a professional look.
- Talk to your lender early. Have your financing plan in place before you compete on a home in this price range.
